Comparison with a Traditional Estate Agent Sale

Clearly, the price weoffer will be at discount to the asking price that an estate agent would initially market your property, which may, in itself, be unrealistically high to try and secure your business. However, when comparing with the estate agent sale process the following points are worth bearing in mind:-

Estate agents will typically suggest unrealistically high asking prices to try and win your business from their competitors. So they may suggest initial marketing at £110,000 but later suggest dropping the price to, say, £105,000, then to £100,000 if interest is lacking.
Average sale prices are 93% of asking price at present so, for example, for a house with a realistic asking price of £100,000 one could expect, on average to receive just £93,000.
Estate agents typically charge 1.5%+VAT of sale price and often charge extra for newspaper advertising. In addition there is a HIP to pay for which may be several hundred pounds up front and may need updating during the sale process. These costs could easily amount to £2,500 and bring the amount you actually receive down to £90,500.
Legal fees on a sale typically amount to £500, so your net cash result might actually be £90,000 compared to the initial £110,000 asking price. Quite a difference!

In addition to the above, you may have to spend money preparing the property for sale or else you may not be able to find a buyer at all! This may be money that you do not currently have or wish to spend.
